Procurement by 'Design as you Build', by virtue of the developing brief from a standing start and extremely short construction period to create 125,000 sq feet of office and highly serviced Data Centre. The clients' business of leading-edge technology was reflected in the design, which employed high specification finishes, materials and technology. Glass and lighting were used to articulate the spaces and functions within the building, and provide a visual link from the 'front of house' office and marketing accommodation to the 'back of house' technical function within.

The Main Contractor, one of Ireland's largest, noted the construction period for a project of this size and complexity was the fastest ever undertaken by a significant margin. The highly serviced elements of the building resulted in statistics such as a 'power supply equivalent to 5 petro-chemical plants', '2% of the total availablility of Ireland' and the ability for the building to be powered by back-up generatord for up to 72 hours'.
