Spacia's flagship mixed use development involved the regeneration of the Waterloo East platform viaduct and its 16 arches below. These double height spaces were water proofed and a mezzanine structure was inserted to provide offices, restaurants, cafes and a gymnasium. The project was developed in consultation with local residents and English Heritage.

The leaning glazed front elevation was designed to reduce heat and glare within the south facing spaces and to maximise light into the deep arches. To the rear, simple glass in-fills are recessed into the arches to give a subtle solution to the elevation that over looks the neighbouring conservation area. Internally, the arches are completed by the urban industrial design of exposed services and ducts and new mezzanine floor structures. A new swimming pool was provided in the leisure centre.
